Luther Grove is an attractive, affordable senior apartment community primarily for individuals 62 years or older. The vibrant community is located across the street from First St. John Lutheran Church and a mile north of Mercy St. Charles Hospital. It also is adjacent to two other Genacross housing sites — Luther Hills and Luther Ridge.
Built on farmland that formerly supplied food to the Lutheran Orphans’ Home, Luther Grove offers a beautiful, serene setting for senior independent living. The campus features 51 apartments in five separate buildings.
Like many Genacross housing sites, Luther Grove has a spiritual foundation. It was developed with the support of Lutheran and non-Lutheran congregations, as well as the local community. Seniors of all faiths are welcome to make Luther Grove their home.

Luther Grove is a 51-unit apartment community that provides a home with utilities and services at one reasonable rate. Following are some of the features and amenities provided:
- One-bedroom apartments (approximately 540 sq. ft.), which include a living room with dining space; a full bath; and a kitchen with a range, sink and refrigerator
- All apartments on ground level with a patio
- Individually controlled heat and air conditioning
- Central hallway to lobby, social areas, laundry and mailboxes
- Community room and kitchen
- Convenient parking and pleasant grounds
- Cable TV available (additional fee)

Many services are provided to residents at no extra cost. These services include interior maintenance of the electrical, heating, air conditioning and plumbing systems, as well as exterior maintenance, such as lawn care and snow and trash removal.
A wide variety of social opportunities are made available to residents, if they wish to participate. Activities vary and may include card parties, bingo, Bible studies, lunch outings and monthly birthday parties. Check the monthly activity calendar for a full schedule of events.
Transportation is available through local senior transportation services.
Genacross is committed to helping residents age in the setting of their choice and maintain their independence. A service coordinator is available on-site to assist residents in procuring services, such as meals, home health care, and housekeeping, all of which help in maintaining an independent lifestyle.
Because Genacross develops communities under special financing arrangements aimed at encouraging senior housing opportunities, an income limit is required. In addition, 10 percent of Luther Grove’s apartments are for individuals 18 years or older who have a disability and need the features of an accessible unit.
The eligibility guidelines for Luther Grove are designed to house extremely low-income and very low-income individuals. As defined by the U.S. Department of Housing and Urban Development, extremely low income does not exceed 30 percent and very low income does not exceed 50 percent of the median family income for the county or metropolitan area.
Income from all sources must be verified as part of the initial certification process. Annual recertification also is required. All information acquired is kept confidential.

Residents pay 30 percent of adjusted gross annual income. All utilities except telephone and cable TV are included in the rent. A security deposit equal to one month’s rent is required before moving in.
